Portfolio Landlords

With the introduction of the changes brought in by the PRA in Sept. 2017, placing BTL applications from portfolio landlords has become increasingly tricky and time-consuming. Some lenders have opted to pull out of the market entirely and those that remain have had to tighten up their underwriting criteria. Fortunately we have a number of lenders who are still keen to lend to those looking to expand, re-structure or maximise their portfolios. Our team fully understand the complexity of assessing background portfolios and have a number of tools to make the process as painless as possible.

Limited Companies and LLPs

Tax changes brought in early 2017 have pushed large numbers of landlords to transfer their properties from personal ownership into that of Ltd Company, normally established as a Special Purpose Vehicle (SPV) established solely for owning and managing properties. Most lenders do require Ltd Companies to be set up as SPVs, however at Impact Packaging we do have access to lenders where this is not the case. As well as potential tax relief this also can help landlords maximise the borrowing on their properties, most lenders offer preferential rental coverage for Ltd Co. applications over personal names. We also have lenders who can assist UK Ltd Companies who's directors reside abroad.

HMOs and MUFBs (Multi-Unit Freehold Blocks)

HMOs and MUFBs can be an excellent way for your landlord clients to maximise their returns, often offering far better yields than single lets. We can place HMOs and MUFBs up to 85% LTV and we have lenders on panel who have no maximum amounts of bedrooms/units per property. No matter what size, whether this is your client's first HMO or their 100th we can help.

Holiday Lets & AirBnB

Holiday Lets can be an excellent way to diversify a portfolio, usually looked at as more short term investment than a traditional BTL, we have lender's with no ERCs so your client's need not worry. With AirBnBs slowly eating away at the market share of hotels and traditional BnBs, now could be the right time for your clients to invest and we have lenders who can help!

First Time Landlords

There are many great reasons for wanting to invest in property; a second income stream, planning for retirement or even just building a whole new business. Whatever your clients reasons we want to make it happen and our lenders could be able to help, even up to 85% LTV. Some of our lenders don't even require them to own their own residential home!

Consumer and Regulated BTL

Regulated BTLs are a great way for parents and other family members to provide a roof over the heads for their loved ones who may not be able to get on the ladder or wish to rent privately. Most lenders don't want to deal with these mortgage because of the increased regulation, however, we have lenders who have mortgages specifically tailored to help clients in this sort of situations.

With the introduction of the MCD in April 2016, some BTL mortgages that were previously unregulated now fall under the regulated banner. Different lenders use different criteria to define what is and isn't a consumer BTL, but our sales team know the ins and outs and can place your client with the most appropriate lender quickly and easily.
